Moving out of a rented flat is not just about loading boxes onto a truck. It involves a chain of administrative tasks that, if missed, can cost you your security deposit, leave you with unpaid utility bills, or create legal headaches long after you have settled into your new home.

This checklist covers everything you need to do in the weeks before your packers and movers arrive at your door.

Step 1: Give Proper Notice to Your Landlord

Most rental agreements in India require a notice period of one to three months. Check your agreement and send a written notice — email or registered letter — on time. This is the starting point for a clean exit.

Once notice is given, schedule a pre-vacating inspection with your landlord. Walk through every room together and note any pre-existing damage versus damage that occurred during your tenancy. Take photographs and share them by email so there is a paper trail.

Step 2: Recover Your Security Deposit

Security deposit disputes are the most common reason tenants lose money when they move out. To protect yourself, take these steps before vacating:

  • Deep clean the flat — hire a professional cleaning service if needed. Landlords commonly deduct cleaning charges from deposits.
  • Repair minor damage — fix wall holes, broken handles, or cracked tiles yourself or through a local handyman. These small repairs cost far less than what a landlord might deduct.
  • Return all keys — keep a written acknowledgement that keys have been returned.
  • Get the refund timeline in writing — agree on the refund amount and timeline before your move-out date. An email confirmation is enough.

Step 3: Transfer or Disconnect Utilities

Utility bills that remain in your name after you vacate will keep arriving. Handle each one before moving day.

Electricity

Visit your local DISCOM office or use their online portal to apply for a name transfer or disconnection. Carry your latest electricity bill and ID proof. Photograph the final meter reading on the day you vacate.

Piped Gas

If your flat has a piped natural gas connection, contact your gas company to close the account or request a transfer to the new resident. This usually requires a technician site visit.

Broadband and DTH

Call your internet service provider and DTH operator at least two weeks before moving. Most providers either transfer the connection to your new address or allow account closure and refund of their security deposit.

Water and Society Maintenance

Settle any outstanding water charges and society maintenance dues. Unpaid dues will block your NOC from the housing society.

Step 4: Get Your Society NOC

A No Objection Certificate from the Resident Welfare Association or housing society is often required before you can move out. Without it, security guards may block movers from entering the building on shifting day.

To get your NOC:

  • Submit a written application to the society office at least one week before moving day
  • Attach proof of cleared dues — maintenance, parking, and water charges
  • Some societies require an undertaking that no goods will be left in common areas
  • Request written acknowledgement of your NOC application

If your society has lift usage restrictions for moving — common hours are early morning or weekends — coordinate with your packers and movers in advance so they arrive during the permitted window.

Step 5: Update Your Address Everywhere

Before the truck leaves, make sure your new address is updated at every institution that matters:

  • Aadhaar card — use the UIDAI self-service portal online
  • Bank accounts and credit cards — most banks allow address updates through their mobile app
  • Employer records — update HR for salary and tax documents
  • Children's school records — especially important for term-end communications
  • Vehicle RC — visit your local RTO or use the Parivahan portal
  • Voter ID — update on the National Voter Services Portal

Step 6: Confirm Moving Day Logistics

Once the administrative tasks are handled, lock down the operational details. Book your packers and movers at least a week in advance — moving companies fill up fast on weekends and during peak months like October and November.

Confirm the following with your moving company before the day:

  • Arrival time and estimated completion time
  • Society permitted lifting hours and any parking restrictions for the truck
  • Disassembly of large furniture pieces like beds, wardrobes, and dining tables
  • Special handling for fragile items like televisions and glassware
  • Whether transit insurance is included or can be added for a small extra charge

Start Early, Move Calmly

A stress-free exit from a rented flat comes down to one thing: starting early. Begin this checklist four to six weeks before your move date. The deposit negotiation, the NOC application, the utility transfers — these all take time and cannot be done on the last day. Handle them early and moving day itself becomes the easy part.
